CONSTRUCTION & PARKING UPDATES
General updates for construction happening on Saint Michael parish property. Detailed information, where available, has been provided to Saint Michael via Manhattan Construction and/or Lincoln Properties Company regarding their 8111 Douglas Ave LPC project. This page is not intended to be an exhaustive update or compendium of activity, but rather a general source of information for Saint Michael parishioners' general knowledge and to coordinate any obstacle they may encounter when coming to our campus.

14 DEC 22

WEST LOT UTILITY WORK PROGRESSING: Utility work on the perimeter of the West Lot is progressing with the installation of the new sidewalk and the installation of landscaping elements such as trees and shrubbery. Until this project phase is complete, please continue to be aware of heavy equipment in the parking lot and any resultant obstacles. Any work should be contained to the utility work zone as shown in the 16 Sept 22 update.

PARKING DURING THE UTILITY & LANDSCAPING WORK: While this important work continues, Mondays - Fridays, the row of parking that is adjacent to Colgate will continue to be blocked off so that there is an easement for the construction work to take place. See 16 Sept 22 image below.

NEW UPDATE: COLGATE UTILITY WORK SCHEDULED TO BEGIN WEEK OF MONDAY SEPT 19: Saint Michael has been informed that utility work on Colgate Avenue is planned to now commence next week, and is planned to take approximately two months. This can have a potential impact on Colgate Avenue traffic, but will also impact parking in our West Lot, specifically the long line of parking spaces running adjacent to Colgate.

This utility work is for the purpose of digging a conduit for various future utility lines. Once this work has been completed, the light poles will be reset, a new sidewalk will be installed, as well as landscaping to replace, along the Colgate perimeter of the parking lot, the bushes that were removed earlier in preparation for the utility work. The utility work will take approximately two months, with the ensuing landscaping work then lasting into early November, as currently planned.

PARKING DURING THE UTILITY & LANDSCAPING WORK: While this important work is underway, Mondays - Fridays, the row of parking that is adjacent to Colgate will be blocked off so that there is an easement for the construction work to take place. Construction work continues on the 8111 Douglas Ave project, with LPC's team quickly moving higher and higher now that they have made it above ground level. On the other side of campus at the West Lot and Colgate Ave, utility work is still imminent along the parking spaces directly facing Colgate.

UTILITY WORK HAPPENING ON THE SOUTH END OF THE WEST PARKING LOT: After a considerable lull in direct construction activity in our trafficked areas, please be advised that the utility work has commenced in the west parking lot. This impacts parking along the entire line of spaces directly adjacent to the south shrub line, which have been removed. During this time, those spaces will be unavailable. As a reminder, please remember there is additional parking in the overflow/staff lot next to the basketball courts and playground, as well as the shuttle service on Sunday mornings.

8111 DOUGLAS CONSTRUCTION BREAKS GROUND LEVEL: Lincoln Properties Co's giant hole in the ground at 8111 Douglas is no longer a giant hole--they have now made it to ground level and are advancing upward into our sight lines!

CAMPUS REOPEN SATURDAY: With the winter storm subsiding, SMAA will reopen tomorrow on a normal schedule, although several morning activities have been canceled by their organizers. There will continue to be a cycle of melting and freezing over the next couple of days; please be careful.


2 FEB 22

CAMPUS CLOSNG: Due to the winter storm that will affect our area tonight and tomorrow, the church campus will be closed on Thursday, February 3 and Friday, February 4. All activities on campus are canceled on those days. We plan to reopen on Saturday. If you have any operational questions, please contact Colleen O'Hara at 214-365-3514 or [email protected]. SLOWDOWN ON DOUGLAS AVENUE: Please be advised of slowdowns on Douglas Avenue due to construction. Construction on southbound Douglas Ave began January 7 and partially closes Douglas from Sherry Ln until just before Saint Michael church. Thank you for your patience as slowdowns are incurred during the construction process. LPC/Manhattan Construction anticipates the completion of the water line construction on or about February 11.

16 DEC 21

ADDITIONAL WEST PARKING LOT has been completed, allowing for more than 70 extra vehicles to be securely parked in the West Lot. The entrance is on the left as one enters the West Lot at Lomo Alto and Colgate. NOTE: There is a walkway shortcut through the new fence, at the striped area in the middle of the lot, adjacent to the basketball court.

SECURITY FENCE ADDED TO PARKING LOT This partitions the new parking from the playground area, providing safety for the Saint Michael Episcopal School children as they play. The gate will be closed during the school week and must be opened and re-closed each time someone walks through. During the weekends it will be open for worship traffic.

12 NOV 21

MON NOV 15: Paving begins on new,temporary parking lot addition to the West Lot. Be advised that Beck will begin paving the temporary parking lot with asphalt on Monday. It will take one to two days to complete. During this time there will be a strong odor from the asphalt. The trucks will be entering from the north side and should NOT impact the west parking lot normal traffic flow.

26 OCT 21

MON OCT 25: Construction began on the West Lot ball field to build an additional parking lot. While there is possibility construction vehicles may be able to access from the North end, they may have to enter at the South end where everyone comes and goes on to Lomo Alto. Additional detail will be shared once available, but wanted this on your radar.

MON NOV 1: Phase 2 of the 8111 Douglas project will begin around the Lomo Alto building. This will impact Lomo Alto building parking as it did during phase 1: They will lose many of their parking spaces, and overflow parking will be in our West Lot as it was previously. Lomo Alto building traffic flow will be clockwise around the building for anyone driving over there. This project, barring delays, is scheduled to last 6 weeks.

Work continues on the north lot excavation, phase 2 of the Lomo Alto parking lot work begins Nov 1, limiting parking in that lot. Overflow parking will be available in the SMAA West Lot as it was during phase 1. Phase 2 is expected to take 6 weeks. We're also excited to have the installation of the Colgate Avenue live oak trees, which are a welcome re-addition to the campus look. We are committed to our Saint Michael greenery!

Work was completed this morning, removing the statue from the West Lot, as part of the larger project of developing a new dedicated safe play-space for our youngest SMES students. This new space will distance them even further from construction activity while providing them more space, just for them, to safely play!

The Saint Michael Episcopal School resumes for the fall semester, beginning next week. Please consider this when visiting the campus during school hours, as parking may be affected. Dropoff & Pickups are at both the west and south lot porte cochères:

8:40 a.m. dropoff (parents may queue early)

Offsite Sunday AM Shuttle-Service Parking Beginning Sunday, August 15
Shuttles run 7:30 a.m. - 1 p.m. | Park at 8235 DOUGLAS AVE

Due to the loss of the north parking lot, offsite parking will be available beginning Sunday, August 15 so that there is adequate parking for members and guests. The offsite parking is located at 8235 Douglas Avenue, one block north of the church, and includes shuttle service to and from the church. Shuttles will be available between the hours of 7:30 a.m. and 1 p.m. each Sunday for the Sunday morning worship services. Pick up and drop off for the shuttle will be on the ground floor of the parking garage and the south entrance of the church off Colgate Ave.

ALLEY CLOSURE
Manhattan Co is shutting down the alley on the north side of 8100 Lomo Alto starting TODAY. Please take note that as a shortcut when leaving the parking lots, this option will be gone for the foreseeable future.

South Entrance Closed to All Vehicles
Please take note and remember that the South Entrance is closed to ALL vehicular traffic not associated with the construction crews. We've had some people trying to squeeze by. This is not permitted and becomes a safety issue for all.

Event Parking on Colgate Avenue and West Lot
Please only park in the approved areas in the West Lot (first choice), and when full and street parking is needed please refrain from parking in front of Colgate residence driveways, blocking them in, north along the yellow curbs. We apologize for any parking inconvenience during construction, and we are actively working on added parking to offer relief to Colgate.

Beginning Monday, June 21, 2021 through the month of July, additional handicap parking spaces will be added to the south entrance circle drive to bring the total to seven handicap spaces and two short-term parking spaces. During construction, only pedestrian access will be allowed, and this will also be a no-loading/unloading zone.

Limited Mobility Drop-Off: Those with limited mobility may still be dropped off at the street on Colgate near the south entrance. Handicap parking is available in the west parking. Entrance to the building from the parking lot will be the west entrance via the ramp.

ROAD CLOSURE: Lomo Alto Dr. and the church entrance/exit from Lomo Alto Dr. will be impacted by the 8111 Douglas Ave. construction project. This impact began Thursday, June 10 and will last for approximately 6 weeks. See map below. During this time, a portion of Lomo Alto beginning in front of 8100 Lomo Alto to the church parking lot entrance/exit will be closed going north towards Northwest Highway. The road will be open southbound. The Colgate entrance/exit into the parking lot will not be impacted. The attached map shows the traffic pattern in and out of the west parking lot.

N LOT: Lot closed. Lot demolition continues in support of moving utilities and other work for future construction.

8100 LOMO ALTO BLDG: As utilities are being rerouted, parking is currently partially closed on the Lomo Alto Dr. side of the building.

ACCESS UPDATE: TOMORROW Manhattan will begin the demo of the brick garage and the dumpster enclosure that is next to the west field. During this demolition, there will not be access to drive or walk to 8100 Lomo from the west parking lot. Once this is completed access will be opened back up.

19 MAY 21 [UPDATED 6/2/21]
West Lot / Colgate Ave perimeter tree removal: Much like all of North Texas, we have been working through the aftermath of the unprecedented, record-breaking winter storm in February on our campus landscape. As part of our first phase of evaluation and clean-up on the grounds, we began consulting with professional landscaping teams to assess the necessary next steps for our various foliage. This process has been ongoing. Concurrently, we consulted with a certified arborist to determine the health of all of our trees. We were deeply saddened to learn from the arborist that the majority of the trees lining the church’s west parking lot facing Colgate suffered irreparable damage. We love our trees, and the damaged trees were an important part of our community and neighborhood that the church planted approximately 20 years ago and continued to care for over the years. To eliminate concern for potential damage from harmful falling limbs or branches, we proceeded with removal as the prudent option. Fortunately, the older, more mature Live Oaks on the east portion of Colgate survived. As we move into the official start of summer later this month, we will move to our next phase of planning for replanting and evaluating the best timeline for implementation. We look forward to keeping our Parish apprised. Stay tuned for updates on our evolving landscape.

The North parking lot access has now been removed and is no longer available for parking going forward. Fencing went up today by the builder (Manhattan). Phase 1 is also beginning with utility work and limited access around the Lomo Alto building. See April 19 entry below for full details. Finally, the dumpster enclosure at the West Lot entrance off of Lomo Alto is progressing.

Construction MAY 14 2021

10 MAY 21
Lincoln Property Company (LPC) will begin the installation of the fence for 8111 Douglas Thursday, May 13. Once the fence is in place there will be no access to the North Parking Lot. Please park in the West Lot.

Phase one and two of the construction project will include relocating a drainage easement and starting the excavation of the 8111 Douglas building site. The relocation of the drainage easement will take approximately 12 weeks. See April 19, below, for details.

For the 12 weeks that the drainage easement work is taking place the northwest portion of the West Field and the Lomo building parking lot will be impacted. During this time Lomo Alto tenants will be parking in the West Lot in one of 20 reserved parking spaces.

Driving access to 8100 Lomo via the West Lot will be available yet restricted for the first two phases of construction. (It is best to avoid accessing 8100 Lomo by car from the West Lot.) Upon completion of the first two phases, driving access to 8100 Lomo via the West Lot will end for the duration of the construction.

Minor excavation has begun on the SW edge of the West Lot to make way for a new container wall enclosure for dumpsters. This is directly adjacent to the turn-in at Lomo Alto and Colgate:

Notification has been made that the Lomo Alto building entry, exit, drop-off, and parking will be impacted with the initial Lincoln Property Co. / Manhattan construction utility moves, which, once started, are expected to take 12 weeks.

We are located just south of Northwest Highway off of Douglas Ave. at Colgate Ave. Via Northbound Tollroad: Exit Lovers Ln, continue straight on Lomo Alto a few blocks to Colgate. Church is on your right. Via Southbound Tollroad: Exit Northwest Hwy, turn left to Douglas Ave. Turn R on Douglas and church is a few blocks down on your right.
